Definition/Overview of Lot and Block

The Lot and Block system is a method of legally describing land, which is primarily used in suburban and urban areas. This system references specific lot and block numbers on a recorded map or plat, which are typically filed in the public records of a county or municipal government. This approach simplifies property identification by using clear, organized, and precise references, making it easier for both legal and transactional purposes.

How Does the Lot and Block System Work, Step by Step?

A developer has a surveyor divide a tract of land into blocks, lots, streets and public areas.
The subdivision plat is approved under local subdivision regulations.
The plat is recorded with the county or municipal government, which makes it a legal record.
Each deed or mortgage describes a parcel by lot number, block number, subdivision name and the plat's recording reference.
Buyers, lenders and title companies use that description to find the exact parcel in the records.

A typical description reads: Lot 12, Block 4, Maple Grove Subdivision, as recorded in Plat Book 7, Page 22, County Records. The names and numbers in this example are made up.

Lot and Block vs. Metes and Bounds vs. Rectangular Survey: What Is the Difference?

Method	How it describes land	Where it is used
Lot and Block	Lot and block numbers on a recorded plat	Suburban and urban subdivisions
Metes and bounds	Physical features, distances and directions	Often rural land and irregular parcels
Rectangular survey (Public Land Survey System)	Townships, ranges and sections	Many states, mostly west of the original colonies

An assessor's parcel number identifies a property for tax purposes. It is not a legal description.
